Maintenance Director

The primary role of the Maintenance Director is overseeing that the community runs like a well-oiled machine. You will utilize your communication skills with your team members to keep the physical condition of the grounds up to the CWS standard. Our maintenance team is very customer service driven to create a lasting influence on our visitors, prospects, and residents. You are the go to person who over sees proper and timely completion of service requests to ensure resident satisfaction. Responsibilities include:
Performs all general and routine maintenance in the community
Inspects community continuously, recording and correcting deficiencies
Strive to perform maintenance duties in the most cost effective manner
Coordinates maintenance staff into a priority work schedule
Ensures the completion of all service requests
Orders necessary supplies and parts within budgetary guidelines
Ensures that all keys are kept properly
Maintains a service oriented environment by exhibiting a professional appearance and attitude
Requirements
EDUCATION:
High School diploma or GED
HVAC certification
Pool certification
EPA certification
Technical certifications a plus
REQUIRED KNOWLEDGE:
Extensive knowledge of on-site property maintenance operations
EXPERIENCE REQUIRED:
Minimum 2 years previous work experience in apartment maintenance or trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC
2-4 years Property Management experience
Apartment Management experience is preferred
SKILLS and ABILITIES:
Strong oral and written communication skills
Able to adhere to set and variable work schedule, including weekends and emergencies as required
Able to adhere to company policies, procedures, and practices
Able to establish and maintain effective working relationships
Able to professionally interact with customers, residents, and guests as needed
Own a valid driver's license with good driving record and current automobile insurance
Supervisory and managerial skills
Own basic set of hand tools
Able to perform work responsibilities at locations other than home property
Able to travel within major metropolitan area and may be required to attend company functions in cities other than home city requiring overnight stays
